What is RentalGuard?

Why is this important?
The Residential Tenancies Act (RTA) in Ontario requires landlords to use valid LTB forms for most official notices, such as the N1 Notice of Rent Increase or N12 Notice to End your Tenancy.
The risks of using outdated forms:
- Invalid Notices & Lost Time Using an outdated form can invalidate a notice. For example, an invalid N1 Notice of Rent Increase means the 90-day notice period must start over, resulting in months of lost potential revenue.
- Case Dismissal While Section 212 of the RTA allows for "substantial compliance," relying on it is a risk. Adjudicators may dismiss applications based on old forms, forcing you to restart the eviction or application process from scratch.
